Why BnB?
Government legislations on rental properties is now more skewed towards the tenant which puts landlords at a disadvantage. Not to mention, the lengthly process of removing a rouge tenant is getting increasing difficult and frustrating. Property managers do not have any power to remove a tenant if they refuse to pay rent or if they damage the property. You will have to depend on government run intermediaries such as VCAT and the process can take up to 6 months to a 1 year. You will be severely out of pocket and not to mentioned stressed when your tenant has full control over your property while you wait on a ruling to remove them. damage protection
All items in your property are insured by the BnB platforms. If for some reason a guest accidentally damages an item of value in your property, as long as you have the proof of purchase, you can claim for the item. For example, Airbnb offers host liability insurance as part of their air cover for host protection. This policy provides you with up to $1 million of coverage against third-party claims of bodily injury or property damage. AirCover also provides $3 million in coverage for damages to your personal property or the home itself

Do you remember the stress and disbelieve when the tenant hands over your property back to you? Most of the time the property will look tired, run down and damages in areas which are not reported that will need your attention. Sometimes the bond is not even enough to cover the damages caused. BnB actually helps with minimising the damage to your investment property. Reason is that your property is constantly being cleaned to be in a best state for your the next guests. You do not need to wait till end of the month to receive your income, or be concerned with whether your tenant will miss the payment. With BnB, you receive income as the guest checks in. The platforms will act as intermediaries to secure deposits as well as release payments
security checks
BnB platforms will perform security checks on all potential guests making sure they are who they are and also have the funds to pay for their stay. There are also ratings and past comments posted so other host will be able to see guest history. You also have a right to reject a potential guest if you feel uncomfortable with a booking
pricing flexibility
You have the ability to set your own pricing for your property and change it based on economic factors or supply and demand. You are no longer bound to a fixed rental amount every month and not being able to change that amount for at least 2 years.
